Ronald M. Griffith
President & CEO

Since 2007, Mr. Griffith has served as President and CEO of Century Housing. Prior to his current position, Mr. Griffith was Senior Vice President and General Counsel. Before joining Century, he was a partner in a national law firm specializing in all aspects of real estate law and finance. He also established the office of general counsel at Union Federal Bank. Earlier in his career, Mr. Griffith served as Assistant U.S. Attorney with the U.S. Department of Justice.

Mr. Griffith graduated magna cum laude from Tufts University and holds a law degree from the University of Pennsylvania School of Law.

Mr. Griffith was the recipient of the Combat Infantry Badge and Purple Heart for his service in Vietnam.


Alan R. Hoffman
Senior Vice President,
Chief Financial Officer

Mr. Hoffman is Senior Vice President and Chief Financial Officer for Century Housing and its affiliates. With 23 years of experience in management and finance, Mr. Hoffman is currently responsible for all corporate finance, risk management, investments, financial planning, tax, and IT functions.

Mr. Hoffman has spearheaded capital markets and corporate finance functions for such companies as Exxon Corporation, GM-Hughes Electronics, Kaufman & Broad Home Corporation, and Lockheed Martin Finance Corporation.

Mr. Hoffman received an M.B.A. from The Wharton School at the University of Pennsylvania, an M.A. in Political Science and International Economics from the School of Advanced International Studies at Johns Hopkins University, and a B.A. in Social Systems' Science from UCLA. He has also instructed as an adjunct professor of finance in Pepperdine University's M.B.A. program and at UCLA Extension.

Mr. Hoffman first moved to Los Angeles in 1976 and is active in the Los Angeles finance community.


Stephen Peelor
Senior Vice President

Over the past eleven years at Century Housing, Stephen Peelor has moved up from Loan Officer to Senior Vice President, overseeing all business development, loan origination and underwriting, and loan closing and servicing activities. In that time, Century has invested more than $460 million through creative loans and other credit structures, helping to create more than 12,000 affordable apartments and homes for low income families, seniors, and homeless individuals.

Stephen managed the establishment of Century’s first external loan funding sources, a $15 million credit participation facility with 19 local banks, and a $50 million credit participation facility with five national banks. During Stephen’s tenure, Century has significantly expanded its geographic reach throughout California, expanding from Los Angeles County to now cover the entire state.

Stephen is a veteran of the United States Navy and a graduate of New York University.


Aaron Wooler
Senior Vice President

Aaron Wooler is Senior Vice President and has originated more than $275 million in loans and credit enhancements, which resulted in the development of 4,500 workforce and low income housing units in Southern California.

Before joining Century Housing, Mr. Wooler was a Portfolio Associate for Trammell Crow Company, where he was part of the Asset Management group that presided over 4.6 million square feet of Class A office space in Los Angeles. Mr. Wooler serves on the Los Angeles County Community Development Commission Affordable Housing Loan Committee and the City of Pasadena Housing Practitioners and Advisors. Mr. Wooler is a graduate of the University of Southern California, with a Bachelor of Science in Business Administration from the Marshall School of Business.


Karen
Bennett-Green

Vice President,
Loan Administration

Ms. Bennett-Green, Vice President of Loan Administration, is responsible for managing Century Housing’s loan portfolio. She has more than 15 years of real estate loan experience, including commercial, multifamily, and affordable niches. She has extensive experience in working with tax credit terms, tax-exempt bonds, and Fannie Mae “Direct Underwriting Service” transactions. She was a housing specialist for the Housing Authority of the City of Inglewood before going to the Kaufman and Broad Multi-Housing Group in Long Beach where she oversaw all aspects of risk management for Low-Income Housing Tax Credits (LIHTC) of an 8,000-unit Section 42 portfolio.

Ms. Bennett-Green serves as Vice President of Century Affordable Development Corporation and Century Community Lending Company, LLC. Ms. Bennett-Green is an advisory member of HSGP, Inc., a community based advocacy organization in the Harbor Gateway South Community. She is working with the community leaders to secure the acquisition of land and develop a safe and secure recreational area for a community that has been identified as needing an environmentally green facility. Also, Ms. Bennett-Green is a member of the Women in Real Estate, an international organization, and a member of Leader to Leader since 2003.

Ms. Bennett-Green received her Bachelor of Science in Criminal Justice from California State University, Los Angeles.


Brian D'Andrea
President,
Century Villages at Cabrillo

As President of Century Villages at Cabrillo, Mr. D’Andrea is responsible for the 26 acre, $60 million supportive housing campus that is home to more than 1,000 individuals on any given night. Mr. D’Andrea oversees real estate development, property management, and community development activities on the campus.

In 2009, Mr. D’Andrea completed the $32.5 million Family Commons at Cabrillo tax credit development, consisting of 80 affordable permanent homes. In 2010, Mr. D’Andrea completed a $1.0 million kitchen renovation on the campus. Currently, Mr. D’Andrea is managing the construction of a $5.0 million homeless shelter and is planning the next round of development on the campus. Mr. D’Andrea is actively involved in efforts to raise the profile of the campus, increase fundraising, and enhance the collaboration of some 15 nonprofit and government agencies that operate on the campus.

Prior to Century, Mr. D’Andrea worked for Toll Brothers, a public homebuilder, where his responsibilities varied from acquisition finance to project management. Previously, Mr. D’Andrea was a Program Manager for an economic development organization.

Mr. D’Andrea is a graduate of Boston College with a liberal arts degree. In 2005, Mr. D’Andrea earned his MBA in real estate and finance from UCLA’s Anderson School.


Rosa Cardona Menart
Vice President and Corporate Controller

Mrs. Cardona Menart is Vice President and Corporate Controller for Century Housing. She has over 12 years of experience in Accounting and Finance. Mrs. Cardona Menart is responsible for all corporate accounting, treasury functions, investments, and loan accounting. She manages the day-to-day activities of the Finance/Accounting department and Loan Accounting. She coordinates, formulates, and manages a capital and operational expense budget of over $20 million. Mrs. Cardona Menart coordinates the annual audit of Century and its 7 affiliates. She oversees the Loan Accounting department, which is responsible for a loan portfolio between $75 million to $150 million. She is responsible for monitoring, recording and reconciling the investment portfolio. Mrs. Cardona Menart is also responsible for financial and compliance reporting.

Prior to her employment at Century Housing, Mrs. Cardona Menart worked as a Planning Assistant to a prominent Financial Advisor at American Express and as a Financial Assistant for a top producing Farmers Insurance agent.

Mrs. Cardona Menart graduated from California State University, Northridge, with a Bachelor of Science (with honors) in Business Administration with an emphasis in Finance.


Fern Hendrickson
Vice President,
Human Resources

Ms. Hendrickson has been with Century Housing since 2001 and is responsible for directing Human Resources functions. Her responsibilities include identifying sources for talent acquisition, implementation and monitoring of compensation and rewards systems required to retain talent, and assuring the health and welfare of employees. She is responsible for the management of policies to provide a supportive employee environment including maintaining good employee relations and providing equal opportunity. Ms. Hendrickson manages the Human Resources budget and staff along with the general administrative staff.

Ms. Hendrickson is certified by the Human Resources Certification Institute as SPHR-CA and a graduate of California State University, Dominquez Hills, where she earned her B.S. in Business Administration with honors. She is an active member of Professionals in Human Resources Association (PIHRA) and Society for Human Resource Management (SHRM).

Before joining Century Housing, Ms. Hendrickson worked for two multinational manufacturing firms, a microwave engineering firm, in banking, and in sales training.


Tim O'Connell
Senior Director,
Policy and Advocacy

As Senior Director, Policy and Advocacy, Mr. O’Connell is responsible for representing the interests of the Corporation, its affiliates, partners, and clients at the federal, state, and local levels, including matters relating to funding, regulation, and oversight. Mr. O’Connell is Century’s primary liaison with elected representatives, legislative staff, and appointed administrative officials in the on-going effort to assure that meeting the demand for affordable homes and related issues remain public policy priorities.

Prior to coming to Century Housing Corporation, Mr. O’Connell served with the San Diego Housing Commission, the City Manager, and the Mayor of the City of San Diego.

Mr. O’Connell earned his law degree in 1978 from the University of San Diego and earned his baccalaureate degree from the University of California, Santa Barbara.


Steve Colman
Vice President,
Property Operations

Steve Colman is Vice President, Property Operations for Century Housing and is responsible for all operational aspects of Century Housing and Century Villages at Cabrillo owned properties. Mr. Colman has more than 25 years of experience in the areas of office operations, facilities management, and financial analysis.

In the five years prior to joining Century Housing, Mr. Colman supported the Sr. Director of Global Real Estate and Risk Management at Korn/Ferry International, assisting the office operations in 21 cities across North America and directly managing the office operations of Korn/Ferry's corporate headquarters in Los Angeles. From 1993 to 1998, Mr. Colman was Operations Manager-West Coast for The Conde Nast Publications and from 1986 to 1993, held successive roles as Financial Analyst, Administration Manager, and Director of Administration for Knapp Communications Corporation, then publisher of Architectural Digest and Bon Appetit magazines. Before moving to the for-profit sector, Mr. Colman spent five years as a caseworker for Big Brothers of Greater Los Angeles.

Mr. Colman received his B.A. degree in Sociology from Macalester College in St. Paul, Minnesota and has recently joined Leadership Long Beach, a civic improvement organization designed to educate and develop community leaders. His past volunteer activities included local PTA, Cub Scouts, and coaching youth baseball, football, basketball, soccer, and football programs.


Stuart Nieman
Chief Financial Officer,
Century Villages at Cabrillo

Stuart Nieman is currently the Chief Financial Officer of Century Villages at Cabrillo.

Prior to his employment at CVC Mr. Nieman worked as a Senior Financial Executive at a variety of companies, both public and private, generating revenues from five million to $350 million per year. These companies, among others, have included a clinical laboratory, magazine publishing and distribution, a travel wholesaler, spare parts and kits, and computers and peripherals. He has been charged with protecting the assets of these companies, financial reporting both internal and external, mergers and acquisitions, cash management and banking, budgeting, and the installation of financial software to improve and enhance the financial process. Additionally, Mr. Nieman has liaised with external auditors, attorneys, and vendors, and has been involved with negotiating multimillion dollar U.S. government contracts.

He graduated from the University of California, Los Angeles, with an M.B.A. with a specialization in Management Theory.
